		<description>Ah, The Grove... where you can reach out of your window each morning and pick fresh fruit out of the tree. One couldn&#039;t ask for a more sophisticated residence. Water stains? Oh, you must be mistaking them for the subtle wallpaper molding. Cheap plumbing that frequently freezes? That&#039;s just the kind of edgy and modern workmanship I&#039;m looking for. My friends, it&#039;s frivolity with a touch of frugality.</description>

		<description>There is also a thing called &#039;Warranty of Habitability&#039;.  This issue sounds like it fits.  The effected students should move out. I realize that is not always easy but I would be looking elsewhere.</description>

		<description>Why don&#039;t you stop paying rent, put it in escrow, find another place to live.  I think you are justified. Maybe you should organize a move out.  That will get their attention. This really does sound like very shoddy work.  Maybe the builder&#039;s name is on the application or permits at city hall.</description>

		<description>typical laws for rentals usually carry a clause that safety and maintenance costs not fixed by the owner after repeated requests and probably a certain duration of time can be deducted from the rental payment. people affected by problems may want to look into the specifics of that. 
similar rules hold true for contractors. just because it wasn&#039;t caught on final inspection, doesn&#039;t mean that shoddy work is not the contractors responsibility to fix. 
If past activity is any judge, this place could be an accident waiting to happen....an ornamental balcony...really?..just because the building inspector didn&#039;t observe anything wrong, doesn&#039;t mean that the work isn&#039;t shoddy. after all, a few inspectors probably aren&#039;t going to turn on every light and every plumbing fixture to verify that each thing works properly, nor are they going to test the capacity of a balcony...sounds like a water problem in this case...mold, stains on the wall...more dangerous than it seems...not something to ignore.</description>

Judging by how much revenue this place makes (620 tenants x ~$530 x 12 mos. = around $4 million per year) they&#039;ll sell out right before it sinks into the ground with a healthy profit overall; that must be the game plan. I also wonder how much money they made off the clearcut. You&#039;d think a place called &#039;The Grove&#039; would manage to keep one single non-nursery-grown tree on its grounds... Glad I&#039;m only here for one year.</description>
